What goes into a California mold bill
A mold quote can mean one company doing everything or several invoices from different firms. Ask which of these pieces each quote covers so you compare like with like.
Inspection and testing
Moisture mapping, thermal imaging, and air or surface samples sent to a lab when they will answer a real question. Ideally done by an inspector who does not also sell the removal. Santa Rosa example: $284 to $446 (homeyou); national separate inspection: $450 to $800 (Fixr).
Remediation
Plastic containment, negative air with HEPA filtration, removal of moldy drywall, insulation and carpet, HEPA vacuuming and cleaning of framing, and drying. This is the per-square-foot part of the bill.
Clearance check
A visual check, moisture readings and sometimes samples after the work, before walls close. This Old House notes clearance and post-remediation testing are often extras.
Rebuild
New drywall, insulation, paint, trim or flooring. Often a separate contractor, and work of $1,000 or more or work needing a permit must be done by a CSLB-licensed contractor. In Santa Rosa a permit is needed unless the California Building Code exempts the work; in unincorporated Sonoma County, Permit Sonoma exempts minor drywall repair only up to 100 square feet. Ask the company or your building department.
Asbestos and lead, in older homes
Half of Santa Rosa's homes were built before 1980. Before tear-out in a pre-1981 home, ask about an asbestos survey; asbestos work of 100 square feet or more needs Cal/OSHA registration and a C-22 license. In pre-1978 homes, ask whether the company is EPA Lead-Safe Certified. Testing and abatement are separate costs.
What drives the price up or down
- Size of the affected area. The biggest factor. Remember that what you see on the surface is often smaller than what is behind it.
- What is moldy. Hard surfaces can be cleaned. Porous drywall, insulation and carpet usually have to be cut out and hauled away.
- Access. A tight crawl space under a 1960s ranch home or a low attic slows the work. An open garage wall is quicker.
- The water source. If a roof, plumbing or grading problem is still feeding the mold, it has to be fixed first, and that repair is not in a mold quote.
- Ducts and HVAC. Mold in a furnace, air handler or ductwork adds $3,000 to $10,000 in Fixr's range and may need a C-20 contractor for mechanical work.
- Age of the home. Pre-1980 materials may need asbestos or lead steps before demolition.
- Timing. After a big atmospheric river or a flood on the Russian River, many homes need help at once, which can affect scheduling and price.

Typical range: $1,000–$2,500
100 sq ft of affected area at $10 to $25 per sq ft.
Planning figure from national published ranges ($10 to $25 per square foot, This Old House 2026; inspection ranges from homeyou 2026 and Fixr 2025). It excludes asbestos or lead testing and abatement, plumbing or roof repairs, and cleaning or replacing contents. Santa Rosa quotes vary, and quotes come from the companies, not from this site.
Protect yourself on the contract
California's home improvement rules apply to most mold jobs. In general:
- License number on the contract. Jobs of $1,000 or more, jobs needing a permit, and jobs with employees require a CSLB-licensed contractor. Check the license on the CSLB license lookup and make sure its classification fits the work, for example B or B-2 for tear-out and rebuild, C-20 for HVAC, C-22 for asbestos.
- Down payment cap. Generally no more than $1,000 or 10 percent of the contract price, whichever is less.
- Right to cancel. Generally three business days to cancel a home improvement contract signed at home, five for seniors 65 and older, and seven days for repairs after a declared disaster such as the 2017 fires or the 2019 floods.
- Disaster door-knockers. Doing disaster repair work without a license is a crime in California. Be wary of anyone who shows up after a storm or fire asking for cash up front.
- Written scope. The contract should say what is removed, how the area is contained, how drying is confirmed, and whether clearance and rebuild are included.

Will insurance help pay?
The California Department of Insurance residential guide (revised January 2026) says mold is one of the perils usually excluded from homeowners policies. Sudden and accidental water damage, such as a burst supply line, is usually covered; water damage from slow seepage or leaks usually is not. Flood is generally not covered at all without a separate flood policy.
That means mold that follows a covered, sudden water loss may be paid in part, while mold from a roof that leaked all winter probably is not. Some policies carry a mold sublimit or endorsement. Photograph everything, report the water damage promptly, and read your own policy. No one can promise coverage before your insurer decides.
For fire-damaged homes, smoke damage is typically covered while resulting mold may not be. See mold in fire-rebuilt homes.
Mold cost questions
How much does mold remediation cost in Santa Rosa, CA?
Published national guides put most jobs at $10 to $25 per square foot of affected area, with a typical whole job of $1,500 to $9,000 and an average near $3,500 (Fixr 2025). No Santa Rosa remediation price index exists, and North Bay labor and disposal may run above national averages, so treat these as starting points and compare written quotes.
How much is a mold inspection in Santa Rosa?
homeyou lists $284 to $446 to inspect a Santa Rosa home for mold, based on a 500 square foot example (September 2026). Fixr's national range for a separate inspection is $450 to $800. Lab samples, larger homes and a written report push the price up, so ask each inspector what the fee includes.
Is clearance testing worth paying for?
Often, yes, on larger jobs. A clearance check after remediation confirms the area looks clean, is dry and, if sampled, that air or surface results are in line with an outdoor or unaffected comparison. California sets no numeric limit, so the value is in an independent second look. Expect it as a separate line item, often a few hundred dollars.
Does the remediation price include new drywall and paint?
Usually not. Many mold companies remove, clean and dry, then leave the rebuild to you or to a separate contractor. Rebuild work of $1,000 or more, or work that needs a permit, must be done by a CSLB-licensed contractor. Ask whether the quote includes rebuild, and who pulls any permit.
How much can a mold company ask for up front?
Under California's home improvement rules, a down payment generally can't exceed $1,000 or 10 percent of the contract price, whichever is less, and progress payments shouldn't run ahead of the work done. A request for half up front is a warning sign. The contract should be in writing and show the CSLB license number.
